Shoreline Gateway to Surpass Long Beach World Trade Center as Tallest Building in the City

Co-developers Ledcor Properties Inc. and Anderson Pacific LLC, with their partners Qualico and Lantower Residential, announced this week that Shoreline Gateway, a 35-story, mixed-use luxury apartment complex, is estimated to break ground in early 2018.

Shoreline Gateway will be a towering companion to The Current, the 17-story, mixed-use, 223-unit luxury apartment tower across the way from the historic Villa Riviera on Ocean Boulevard in downtown Long Beach. Set to be the tallest building in Long Beach once completed, at 400 feet and 35 stories tall, Shoreline Gateway is the second phase of the development.

The Current and Shoreline Gateway are part of a nearly 13-year-old, two-part vision to frame downtown with a striking entrance at Alamitos Avenue and Ocean Boulevard. The vision to create a catalyst in the area began in 2004. The Current, which opened in 2016, marked the first ground-up high-rise to be built in Long Beach since the Great Recession, and the first apartment tower to be developed in the city since 1966.

“Alamitos is one of the divisions of the two original ranchos for Long Beach,” said Jim Anderson, CEO of AP, during the topping off ceremony of The Current. “This really does represent the way that Ocean Boulevard moves; it’s a gateway to downtown.”


 

The project will include 315 “ultra-luxury” residential apartment homes (a mix of studio, one- and two-bedroom apartments ranging from 520 square feet to 2,500 square feet), along with approximately 6,700 square feet of commercial space, five levels of subterranean parking spaces for 467 vehicles, a variety of amenities and community living spaces, including a 33rd-floor community room offering 180 degree panoramic views of the Pacific Ocean, the downtown Long Beach skyline and beyond, according to the announcement.

Amenities include a 34th-level rooftop pool, spa and dining deck, large fitness center, third floor dining and fire pit lounge. The new building will be connected to The Current via a 10,000-square-foot shared plaza featuring retail and resident amenities.

“Since 2004, Anderson Pacific, LLC proposed a vision for this site which was enthusiastically shared by the community and the City of Long Beach. Overcoming the numerous challenges resulted in the construction of The Current beginning in 2014,” Jim Anderson, chief executive officer for Anderson Pacific, LLC, said in a statement. “At long last, we are beginning the truly iconic tower that has been envisioned all these years, that will become a bona fide gateway into Downtown Long Beach from the east, as well as a wonderful anchor to the East Village Arts District and surrounding community. We greatly appreciate the members of the community, the City, and our partners who have worked with us all these years to make this vision a reality.”
