This round, at least we have something above five stories with the seven-story, 141-unit (affordable units undetermined if there even are any) mixed-use development at Broadway and Magnolia just south of the Deukmeijan Courthouse. And yes, it is in alignment with the Gallery 421 complex, courthouse, and police headquarters—and that’s part of the problem. The area is made for height and density and zoned for it (240 feet).
The design, with its shifting floors to add texture, lacks a compelling feature and echoes the many projects of Studio One Eleven. Hell, the same designer designed this—ten times more graceful and more dense—on the type of narrow lot.
That being said, I admit that perhaps I am being too critical; after all, we’re replacing a surface parking lot with housing—and that is better than a surface parking lot. This, however, does not alter my concern about a county in a housing crisis creating spaces that don’t push the density boundary or increase the affordable housing supply.
The project, designed by Los Angeles-based Urban Architecture Lab and overseen by Ensemble Real Estate (the folks behind the other two stubby developments afore-linked above), will also include a rooftop pool with wonderful views of the top of a neighboring parking structure and 14,000 sq. ft. in retail space.
The project faces the Planning Commission this Thursday for entitlement.
