Things are changing at Douglas Park.
The 161-acre plot of land that once played host to innovators in the aerospace industry had sat, largely vacant, for years. Until recently.
First came Mercedes. Then came Shimadzu Precision. Even Virgin Galactic got its hands into the mix in Long Beach, bringing more manufacturing back to the city.
Late last week, developers broke ground on a brand-new project at Conant Street and Bayer Avenue aimed at attracting high-quality business tenants.
Dubbed the “Terminal at Douglas Park,” the project emphasizes sleek contemporary design and open workspaces.
“Douglas Park is an important part of our city’s history, and it’s great to see a project that honors that history, creates good paying jobs, and brings services residents want,” said Long Beach Mayor Robert Garcia in a statement. “LBX [a pending development of retail and restaurants nearby] and The Terminal are more confirmation that business in Long Beach is booming, and the city is moving in the right direction.”
“The Terminal is situated adjacent to the recently-approved Long Beach Exchange or LBX that will provide its tenants with a variety of great amenities,” stated Larry Lukanish, senior vice president of Commercial Development and Investment at Sares-Regis Grou. “It’s fitting that Urbana Development is developing one of the last parcels with Terminal at Douglas Park. Since the beginning, they have been instrumental in the success of the 161-acre Douglas Park complex with the opening of one of its first projects, Douglas Park Medical Office Park.”
In fact, 20 new work place condominiums are slated to spring up at the conclusion of the project’s construction.
“These types of office condominium units are in high demand throughout the Southern California region, and especially in the local area as witnessed by its high pre-sale rate,” said Jeff Coburn, broker at Lee and Associates Long Beach in a statement. “The Terminal’s four buildings with its ability to accommodate various sized owner user requirements, fills a big void of quality ‘For Sale’ office product in the market.”
The first phase, to be completed in November, will include two buildings, each 25,463 square feet and featuring a total of 20 office condominiums, each more than 50,000 square feet. Unit sizes range from 2,356 to 2,888 square feet and can be combined in any number of configurations for larger spaces, according to the developer. When the third stage is completed in 2017, the project will feature four buildings totaling more than 100,000 square feet and 40 individual office condominium units.
The design emphasizes nature and adheres to the current CALGreen building codes, with ample natural light and a drought-tolerant landscape. Private patio spaces, roll-up glass windows and doors and natural wood embellishments will round out the two-story concrete buildings.
“I am so impressed with the current demand for this product,” said Richard Lewis, managing member at Urbana Development in a statement. “Companies know that these creative work environments help to attract and retain the top talent of today and tomorrow.”
The Terminal at Douglas Park is located at the corner of Conant Street and Bayer Avenue.
