The process to redesign the Marina Seaport development at the corners of 2nd Street and Pacific Coast Highway took a leap forward over the weekend, when developers posted new renderings that are nearing final design to the project’s website, secondandpch.com.

The project includes eleven acres of desirable land along Alamitos Bay, and will include residential properties, retail and a twelve-story hotel.  The property is owned by TakiSun, Inc., and developed by RCLCO.

The project pays special attention to traffic, highlighted as a great concern by Long Beach residents in the community outreach meetings that developers have hosted.  Key community groups were asked to participate in a series of meetings to identify problems and opportunities in the area, and the results can be found in the new designs.  In the heavily condensed 2nd & PCH intersection, greater attention to traffic flow and open space have been made a priority.

Other details include the number of proposed homes reduced to 255, between 40 and 50 retail establishments, and varying building heights to create at interesting skyline without compromising residents’ requests for lower heights.

Carl Kemp – president of the Kemp Group, which is part of the development team – says that there still may be some tweaks to the designs before they are submitted to the City for approval, but that the renderings seen here are close to complete.  Developers hope to submit the plans to the city in January.  But there’s no rush.

“It’s a good time to be in development and not construction,” Kemp says.  He estimates that the best-case scenario will see a groundbreaking ceremony in four years.
