UPDATE: Parc Broadway Multi-Use Development Releases New Rendering

AMLI Park Broadway, located at 245 W. Broadway, has released a final rendering for their proposed project in DTLB.

Developer AMLI Residential is constructing a six-story story edifice, which will feature 222 residential units above 8,500 square feet of ground-level retail space and an underground parking garage.

Over a year ago, I reported how the 1981 Veterans Memorial State Office on Broadway between Pacific and Cedar Avenues was set to become a mixed-use development that would revitalize a deadened strip after the space was purchased for $14M.

Well, unlike most projects in Long Beach, it’s actually official: the $53M Parc Broadway will make way as the razing of the current M.C. Escher-like structure.

One subtle difference from the original announcement has been made. There will 222 units instead of 219, which include 142 one-bedrooms, 40 two-bedrooms, 26 studios, and 10 lofts.

Other than that, all remains the same.

Ground-floor space will house the retail space. Accessible to both residents and the public will be a bike kitchen, a cafe, and an art gallery; residents will also have the luxury of a private fitness center and dog grooming facility.

The fourth floor will provide residents a pool, outdoor fireplace, and cabanas with a southside view of the waterfront.

Aesthetically, the building intriguingly uses laser-cut metal sheets that read as shadows by the day but alter in lighted color at night. The creme brick, two-story lofts–the massing’s lowest point along Cedar Avenue–is a welcome bow towards the First Congregational Church across the street clad almost entirely in classic red brick.

The main organization of the building massing revolves around a west-facing podium courtyard–named the Sunset Terrace–with a community fire table and seating to watch passers by during sundown hours (or any time of the day really). The building is interconnected by exterior multi-level pedestrian passages, including the private alley that runs through the property acting as landscaped lane to access the lofts.

Most prominent is the 100-foot-plus tower at Pacific and Broadway, which will help the building feel less dwarfed next to the easterly corporate 111 Ocean building.

The property, owned by Broadway Property Co. LLC, is expected to have its structure completed in 2017.
